Staging May 22, 2024
A passive effort in listing your home could lead to a lengthy period of days on market. As a seller, who wants a frustrating cascade of price cuts? Conversely, staging a home can significantly impact its sale, often leading to a higher sale price and faster transaction. According to the National Association of Realtors, about 81% of buyers find it easier to visualize a staged property as their future home, and nearly half are more willing to visit a staged home after seeing it online. Staging can also lead to increased offers, with some homes selling for up to 20% more than their non-staged counterparts.
The staging process typically involves decluttering, rearranging furniture, and adding neutral, modern decor to create a universally appealing space. Key areas like the living room, kitchen, and primary bedroom are often prioritized, as these are crucial to buyers' first impressions. The cost of staging can vary, but it is generally seen as a worthwhile investment, with returns often exceeding the initial outlay. For example, even basic staging can significantly reduce the time a property spends on the market, potentially lowering carrying costs and leading to a quicker sale.
To prepare a home to come on the market, I normally hire a staging consultant for my clients. We walk through every room with the staging professional who provides specific instructions on how to present each space. Below, I am showcasing my listing 272 Gillette Drive in Franklin, TN. Following up on detailed notes, my client diligently implemented the suggestions, including the purchase of select furniture pieces and repainting a number of rooms. This tailored approach ensured that each room has a defined purpose and appealing aesthetic. Come take a look!
