I’ve had more than a few conversations lately that start with the same question:
 
“With everything going on, what’s holding the Nashville market steady while others start to slip?"
 
It’s a Fair Question
 
Interest rates are pretty high. Inventory is rising. And yes, the pace of sales has slowed from the fever pitch of 2021 and 2022. But there’s something else at work here. Something quieter, but just as powerful—helping to stabilize home values across Middle Tennessee. It’s not a one-time headline. But it is something I’ve seen develop over the years, especially at the intersection of tourism, corporate relocation, and long-term property appreciation. Let me briefly explain.

Meanwhile, Nashville keeps making headlines for its continued strength in tourism—especially on the convention side. The city ranked near the top again on Cvent’s list of global meeting destinations, and thousands of new hotel rooms are being added to meet demand (including in preparation for the new Titans stadium):

A Symbiotic Relationship—Tourism, Relocation & Property Appreciation

 

It got me thinking again about how often tourism and relocation overlap—and how Nashville benefits from that connection. Music City Center remains a top-tier convention facility, and demand is strong enough that expansion is being discussed. But what really matters is the ripple effect. When company leadership and business travelers come to town, they’re not just sitting in breakout sessions—they’re exploring neighborhoods, having dinner in 12 South, walking the Gulch, or catching a show at the Ryman.

 

That kind of exposure adds up. For many, it turns a first-time visit into a repeat trip—or even a relocation conversation. It’s a soft but steady force that keeps Nashville on the radar for decision-makers. And it plays a role in the bigger picture. We continue to attract corporate relocations and regional headquarters. Those moves bring strong jobs across tech, healthcare, and professional services—not just hospitality. That kind of economic activity helps steady the housing market, even as we adjust to higher interest rates and more inventory. It doesn’t make us immune to market shifts, but it does give Middle Tennessee a firmer footing than many other regions.

 

This is familiar territory for me. I come from a tourism and hospitality background, and I’ve seen how convention energy can turn into relocation conversations—or at least repeat visits that lead to something more permanent. We used to call that bleisure travel: “Why not stay the weekend and also check out Franklin?”
