Costco Is Coming to Thompson's Station. Here's What It Means for Homeowners, Buyers and Sellers Nearby

Costco is in active talks for a site on Columbia Pike (Highway 31), just south of I-840 in Thompson's Station. At opening, it would be Williamson County's second Costco and the sixth in Middle Tennessee.

I am a Costco member, and I know the crowding at the Brentwood warehouse firsthand. Thompson's Station Mayor Brian Stover has called it the busiest Costco in Middle Tennessee, part of why a second site is now in talks.

What's Confirmed

Stover confirmed the talks on August 28, 2026, at a Williamson Inc. "Policy Talks" panel. The site sits across from Mars Petcare, just south of the I-840 interchange on Columbia Pike. GBT Realty Corp bought nearly 50 acres there in late 2025 for $13.5 million. HCA Healthcare has since purchased about 15 acres of that tract, and Costco is expected to buy another section, per WSMV and Williamson Source.

Williamson County's only current Costco is in Brentwood, at 98 Seaboard Lane. No construction timeline is confirmed. Site plans for individual parcels still need separate approval.

What It Means for Thompson's Station Real Estate

Costco, HCA Healthcare, and GBT Realty are all practiced at betting on growth: on an area's resilience, its pocketbook, its earning capability. All three are now positioned on the same tract at Highway 31 and I-840, which means all three want a share of what Thompson's Station has already built.

That's the natural pattern for an area that's growing and thriving. Retail and healthcare follow rooftops once the rooftops prove they can spend. The one thing to watch is infrastructure keeping pace. I-840 got ahead of this curve. The north-south corridors through Thompson's Station still have some catching up to do, and a Costco here also means members no longer have to drive up to Brentwood or Cool Springs, which takes some pressure off those roads too.

Other Thompson's Station communities in range of this corridor include Canterbury, Bridgemore Village, Avenue Downs, Whistle Stop Farms, Station Hill, Fountain View, and Parson's Valley. Garrett Farms, just north in Franklin, sits along the same Highway 31 growth path.
